Using a letting agent? Make sure you ask for this..

Another new client came to us with these three headaches.

Tenants accruing arrears.

BIG maintenance surprises.

Safety compromises and potential fines.

But he had no idea who lives in his properties or what condition they’re in.

He was kicking himself that he hadn’t asked for the following data from his agent. He’d just handed over full responsibility (like many landlords do).

So here’s one important tip learnt from my 3 years of running my business and working with landlords & agents..

STAY IN CONTROL OF YOUR DATA!
(yes it belongs to you as the data controller, not the agent).

Please ask your agent for copies of:

  • Tenant name and contact information

  • ASTs of all tenants

  • References

  • Inventories

  • Deposit information

  • ID/Right to rent documents

  • Guarantor deed

  • Any arrears information

  • Accounts - statements per room etc

  • Compliance certificates - i.e Gas Safety, EPC, Electrical Condition Report (EICR)

  • Inspection reports

  • Licence (if applicable)

  • Any recent repairs

Please don’t be so passive that you lose control…
